According to major media, the scheme on the Great West Road includes a first phase with 761 homes across five tower blocks. The tallest block will be a 26-storey landmark tower holding 239 flats, alongside a 23-storey tower, a 17-storey block, and two 12-storey buildings. The first phase will provide 225 one-bedroom flats, 379 two-bedroom flats, 149 three-bedroom flats, and 8 four-bedroom flats.
Of these, 612 homes will be sold on the private market, while 19% will be available for rent, including 116 for social rent and 33 for 'intermediate' rent. The development also features student accommodation for 506 people in two linked buildings of 24 and 8 storeys, with 96 studios and 410 cluster rooms, plus a 21-storey co-living block with 296 units. It will create up to 28,611 sqm of flexible employment and educational floorspace, supporting between 455 and 635 full-time jobs.
Planning documents outline potential for retail outlets, cafes, a micro-brewery, a cinema, and fitness centres, along with a new NHS GP surgery and a 62-place nursery. 49 hectares of new public realm, including an arrival square and plaza, with a net increase of 50 trees, a 75% net gain in habitat, and over 3,700 sqm of children's play space. The scheme adopts a 'car-lite' strategy, providing only 47 car parking spaces, primarily for blue badge holders, with 1,878 long-stay and 143 short-stay cycle parking spaces.
