Athens' old airport transforms into Europe's largest smart coastal city
Key Points
  • Europe's largest urban development project transforms Athens' old airport into a smart coastal city
  • Features include Greece's tallest building, luxury amenities, and extensive green spaces
  • Promenade Heights apartments set to open in 2027 with development progressing steadily

The new smart city will include the Riviera Tower, a 200-meter-tall building that will become the tallest in Greece, housing 169 residents across 50 floors. It will feature shopping centres, sports facilities, luxury hotels, a casino, entertainment venues, a state-of-the-art marina, and a new public beachfront. Of the 6,200 acres designated for urban living, 600 acres will be dedicated to parks and open green spaces.

Nine apartment blocks in a new district called Promenade Heights are already well on their way to completion and are due to open in 2027. The development is conceived as a '15-minute city' where residents can access all essential services within a short walk or bike ride. According to a project statement, Promenade Heights is taking shape with nine circular and elliptical buildings that blend contemporary architecture with everyday living, with the development progressing steadily.

The transformation is expected to generate approximately 85,000 jobs and draw British tourists in droves, with an estimated one million visitors anticipated each year. Specific environmental or sustainability measures in the smart city design and the exact timeline for completion beyond 2027 remain unclear, as do details on funding and impacts on local infrastructure.
